How to value a property with Betterplace?

With Betterplace you can appraise all types of properties: homes, business premises, offices, warehouses and lands.

In addition, it is possible to personalise and adjust your valuations to generate maximum confidence in your clients and justify all your decisions.


1) Select the property to be valued

From the functionality bar on the left, select Valuation -> Value to search for a property by address or cadastral reference.




Next, you must choose the type of operation you want to value (Sale/Rent/Both) and validate the property data (Typology and surface area).




2) Similar properties selection

Once the characteristics of the property have been validated, an estimate of the final price is displayed.


1- Choose the surface range to search for similar properties


2- You have 3 different options to delimit the area over which to make the automatic selection of the most similar properties:

    • Circle (zoom in or out using the +/- buttons)

    • My zones (choose zones that you have previously saved)

    • Draw (draw an area directly on the map to look for similar dwellings)

3- Enter the characteristics of the property that you think are necessary (lift/garage/...)



(💡) Notice how, when you modify the study area or the characteristics, the price is automatically updated in real time.

3) Analysis of the references

By default, the tool automatically selects the most similar properties to use in the appraisal.


You have the possibility to edit the references to manually select the ones you are most interested in. To do this:


  • Edit them

Thanks to the volume of sources analysed, Betterplace provides access to the largest database of properties on the market so that you have the most complete information to make an accurate assessment.


You can work with properties:

      -  On sale (ads currently published)

      -  Sold (advertisements that have already been withdrawn from the market)

      -  Sold by agency (sales data uploaded by the real estate agency)




In each of these tabs, you have the possibility to:

1- Sort the dwellings by different criteria

2- Select/deselect dwellings to be used in the assessment




  • Choose which properties to show in the report


You also have the possibility to choose which properties you are interested in showing in the report you will deliver to your client. By default, the 10 closest are selected.



(💡) Manage the references quickly on the map by clicking on each one to see all their information, include/discard them from the assessment or incorporate them into the report you generate.



4) Adjust the price manually

If you need to manually adjust the final price, you can enter amounts in € in positive or negative depending on different characteristics of the property (conservation, orientation, ... ).


Using these adjustments is neither mandatory nor necessary for most of the valuations you make.




To generate te report, click on the button "Download"


5) Configure the report

Finally, configure your valuation report with the information you are most interested in to give it to the client, personalised with your logo and corporate colour




  • Type of estimate (price range, sale and rental, ...)

  • Language (Spanish, English, Catalan, …)

  • Name and Surname of the customer

  • Data to be displayed in the report (agent file, price adjustments, ...)

  • Show price at the end of the report

  • Add any additional comment of interest

  • (Optional 2): Add PDF files as aditional information
