How to manually adjust the valuation price?

Before generating the valuation report, you can manually adjust the final price you have obtained.

Using these adjustments is neither compulsory nor necessary for most valuations you carry out, as the most similar witnesses to the property to be valued will have been selected automatically.


1) Adjust the price manually

If you need to make any adjustments to the final price, either for sale or rent, you can enter amounts in € in positive or negative depending on the characteristics of the property such as conservation, orientation, garage, ...




You also have the possibility to add any custom settings if necessary.



To generate the report just click on the button "Download".


  • Example: adjustment to increase the valuation price:


We are valuing a property that has just undergone a total refurbishment and the reference properties in the area, although in good condition, do not have the same qualities as our property.

We could go to the "Conservation" adjustment and apply an increase in the price for the value invested in the renovation (e.g. €9,000) and automatically increase the final valuation by this amount.




  • Example: adjustment to decrease the valuation price:


We are valuing a property that does not have an elevator and the proeperties in the area, mostly of them, do include it in the price.

We could go to the "Lift" setting and apply a price reduction, in negative, for the cost of the elevator instalment in that area (e.g. €12,000). It will automatically adjust the final valuation by this amount.




2) Include the adjustments in the report

In the report settings, you can decide whether or not these adjustments you have made to the price should appear in the document you deliver to the customer.

(💡) ¡Remember! you can aswell edit the text in Sale price, Not very likely and Off the marker
